What you receive
Your Plans. A Clearer Path to Building.
An initial estimate you can read, question and act on. It helps you understand:
- The indicative construction cost for the scope you supply.
- The assumptions and exclusions behind the figure.
- What needs clarifying before detailed pricing.
- The next step towards a proposed construction contract.
It’s a starting point, not a fixed price or a guarantee of what your build will cost.
Initial estimate
Based on your plans and brief
- The estimate itselfA first-look construction estimate based on the plans and brief you supply. It isn’t an itemised QS or a fixed price.
- What’s includedAn indicative construction cost range for the scope shown in your plans, subject to the listed assumptions.
- Assumptions and exclusionsListed clearly on the estimate, along with anything that still needs clarifying.
- Your next stepA short phone consult. If you choose to proceed, the $2,000 Detailed QS, required to validate our pricing, credited against your build contract if you build with TAG, helps establish the scope and price for a proposed construction contract.

How it works
Three clear steps towards a priced build.
-
01
Send your details, then your plans
Four quick details, then floor plans, elevations and a site plan (consent-ready is ideal). Or get a link to upload later.
-
02
Get your initial estimate within two business days
Our senior build team reviews your plans and we send a first-look construction figure with assumptions and exclusions spelled out. Then a short call to walk you through it.
-
03
Move towards a fixed price
If you choose to proceed, the $2,000 Detailed QS validates our pricing and confirms nothing in the scope has been missed, leading into a fixed-price construction contract, with TAG as builder and project manager through to handover.
The two business days start once we’ve confirmed your plans are complete (Monday to Friday, excluding NZ public holidays). If something’s missing, we’ll email or call within one business day to ask.
What we build
Builder and project manager, from plans to handover.
Terra Altus Group is the building company behind Honoré Developments’ homes. It’s an owner-operated business, so you deal with the people accountable for the build: an experienced project manager on site, with trusted local trades. Every TAG build comes with the Stamford 10 Year Building Warranty, insurance-backed through Lloyd’s of London.
New-build homes
Single-level and two-storey homes, built to your plans.
One point of contact
TAG acts as both builder and project manager, so you deal with one team.
Multi-unit and landowner developments
Townhouses and multi-unit projects of about 1–10 units.
Questions
Before you enquire.
What plans do I need to upload?
Floor plans, elevations and a site plan are the minimum we prefer. Building-consent-ready plans are ideal. If you’re at an earlier stage, upload what you have and note the stage in your project notes. We’ll tell you if it’s enough to price, or what else we need. PDFs and photos of drawings are both fine.
What does the estimate include?
The initial estimate is a first-look construction figure based on the scope in your plans and brief, with assumptions and exclusions listed. It isn’t a full bill of quantities or a fixed-price offer.
Is this an estimate or a formal quote?
It’s a free initial estimate, not a formal quote. If you choose to go further after a short phone consult, the next step is the $2,000 Detailed QS (our Fixed-Price Readiness Package), which is required to validate our pricing and is credited against your build contract if you build with TAG. That helps establish the scope and price for a proposed construction contract.
Why is there a $2,000 Detailed QS?
The Detailed QS, our Fixed-Price Readiness Package, is required to validate our pricing before a construction contract. We’re confident in our pricing. An independent detailed QS makes sure nothing in the scope, or anywhere else, has been missed. It protects both you and us, and it leads straight into your construction contract. If you build with TAG, the $2,000 is credited back against your build contract.
When do the two business days start?
Once we’ve confirmed your plans are complete, not when the form is first submitted. Business days are Monday to Friday, excluding NZ public holidays. Plans that reach us after 3:00pm count from the next business day.
What areas do you cover?
Cambridge, Waipā, the wider Waikato and Bay of Plenty.
What size of build do you take on?
Residential new builds and small multi-unit projects of about 1–10 homes, typically from around $600k of construction value. If your project isn’t a fit, we’ll tell you quickly.
What happens after I submit?
Your details are saved straight away and you get a confirmation email. Our team will call or email within one business day. Once we have complete plans, your initial estimate arrives within two business days and we book a short call to go through it.
What happens after I receive my estimate?
If it’s a fit and you choose to go ahead, the next step is the Detailed QS described above. That helps establish the scope and price for a proposed construction contract, with TAG as builder and project manager. There’s no obligation at any stage.
What if my plans are incomplete?
Upload what you have. We’ll email or call within one business day to ask for what’s missing. The two business days start once we have what we need to price fairly.
Is my build covered by a warranty?
Yes. Every TAG build comes with the Stamford 10 Year Building Warranty, insurance-backed through Lloyd’s of London. It’s issued after practical completion and the Code Compliance Certificate, and covers defects for the first two years, then major structural and weathertightness defects for years 3 to 10. Terms, limits and excess are as set out in the policy. It isn’t deposit or non-completion cover. Ask us for the full policy terms.
Who will I deal with?
Our owner-operated team, with one project manager looking after your build from plans to handover. Call 021 577 608 or email chris@tagp.co.nz.
